February 2017 San Antonio Air Force Home Sales

homes-for-sale.jpgIt’s mid-February in San Antonio. The weather has been unusually warm and the home sales market around Lackland, Randolph, and Fort Sam Houston is unusually hot for the season.

2016 saw the most active home sales market in San Antonio’s history. The 2017 home sales market is projected to beat the 2016 market

So, what does that mean for active duty and retired Air Force home buyers and sellers in the San Antonio area?

Those looking to sell a home should be pleased. If the seller has held the home for at least 3 years and assuming good home preparation and adequate marketing, the seller can expect to leave the closing table with money in hand.

Those looking to purchase a home for a bargain price might face a negotiation headwind because it’s a seller’s market, new and resale homes prices are rising rapidly, and the inventory of available homes for sale is dismally low. In fact, it’s been that way around San Antonio for months. Let’s face the facts. Bargain homes are as scarce as hen’s teeth in and around the Alamo City.

Nonetheless, San Antonio homes remain reasonably priced when compared to homes in other large metropolitan markets around the country.

Our advice to both prospective retired and active duty and retired home buyers and sellers is the same.  If selling, ask a good Realtor® to give you a through analysis of your home’s value.  If buying, ask for a comprehensive overview of the home sales market in your preferred search area.

April 2016 Home Sales Report for Lackland, Randolph, And Fort Sam Houston

mortgage-loan-images.jpgLast year, the neighborhoods near San Antonio’s Military Bases saw historically active home sales. Now, in the the 4th month of 2016, it looks certain that 2016’s home sales record will be easily surpassed by this year’s extraordinary market.

The reason is simple – Texas has a booming economy and it seems everyone wants to relocate to San Antonio. Mix in the existing residents buying homes around town and you have exceptionally active home sales atmosphere.

The impact on San Antonio’s active and retired military families is enormous.

As opposed to the dark days following the 2008 great recession, very few San Antonio military homeowners now owe more on their homes than they are worth. Foreclosures are now rare. Most homeowners who’ve kept their homes in a well maintained condition and held the property for at least 3  years can expect to sell for a profit or at least break even.  Of course, there are some neighborhoods where homes aren’t selling too well but few are near San Antonio’s military bases.

Here is some important information for San Antonio’s military families from sanantoniohomequest.com, “In the San Antonio area, the majority of homes sold are priced under $200,000.  Homes priced between $200,000 and $500,000 make up approximately 41% of the sales market and homes priced over $500,000 make up only approximately 5% of the Sales.  San Antonio homes sell quickly – presently averaging only around 70 days on the market.  Exceptionally well prepared homes sell much quicker, sometimes going under a firm contract in less than 2 weeks.  This year, there’s been keen competition for the best homes and bidding wars are common.”

October 2015 Lackland And Randolph AFB Home Sales Report

san_antonio_in_the_news_images.jpgIt’s great news for Lackland AFB, Randolph AFB, and Fort Sam Houston area active and retired military families looking to sell or buy a San Antonio area home this fall.

Recently, the San Antonio Board Of Realtors released its third quarter housing report.  It shows an 11 percent increase in the number of homes sold in the areas most attractive to Fort Sam Houston service members, and a 4.8 percent increase in Wilson County subdivisions close to Randolph AFB.  Lackland AFB area subdivisions experienced a 6.7% increase.

With the San Antonio unemployment rate hovering around 3.7%, the increased sales volume is an indicator of the San Antonio metropolitan area’s dynamic economy.  Home foreclosures are down significantly and fewer active duty military families are upside down in their mortgages.  That means fewer military homeowners are resorting to leasing out their homes instead of selling them as short sales or worse – at a loss.

Since the slower fall home sales season has set in, it’s likely the residential market will be slightly better for homebuyers seeking a better deal.  Home value inflation is moderating, there are more homes available to buy, and the San Antonio metropolitan area’s long and strong sellers’ market will likely cool just a little bit until it kicks back into high gear in late February.

So, if you are looking to sell your home soon and you can afford to wait, should you hold off until early next year?  Only if you prefer not to show your home during the holidays.  Otherwise, if you prepare the property well and market your it now, it’s likely it will garner an acceptable offer well before the end of 2015.

If you’re looking to buy a home soon, you should find better conditions when it comes to negotiating a better deal for your new or resale home purchase.

Lackland And Randolph October 2015 Home Sales Report



So far in 2015, the neighborhoods surrounding San Antonio’s military bases and installations have experienced the most vigorous homes sales market since 2006.

San Antonio area home values have risen steadily, particularly during last 18 months, and average list and sold prices of homes near Randolph AFB,  Lackland AFB, and Fort Sam Houston have risen accordingly.  An approximate 6% price increase is likely for the year.  The market has favored sellers over buyers for many months – a situation that’s likely to continue well into the coming year.

Now, as the typical less active fall and winter home sales season sets in, San Antonio’s residential sales activity is projected to cool a bit.  Nonetheless,  because the metropolitan area is attracting so many home buyers this fall, it’s likely the market cool off will be unusually brief.  Barring unforeseen negative changes in the area’s strong and stable economic environment, next year’s spring and summer home sales market should see aggressive buyer competition for available new and resale homes, steadily inflated prices, and high potential for an area wide shortage of homes for sale.
