Rent Prices Rising Near San Antonio AF Bases

According to Apartment List, apartment rent prices are continuing to rise around San Antonio’s AF and Army military bases.  Here are some of this month’s Apartment List highlights:

  • “Rents in San Antonio have increased 0.2% over the past month, and are up 2.8% year-over-year.
  • Median rent prices here prove to be more affordable than comparable cities nationwide – San Antonio’s median two-bedroom rent of $1,060 is below the national average of $1,160.
  • Over the past year, rent increases have been occurring not just in the city of San Antonio, but across the entire state – of the largest 10 cities that we have data for in Texas, 8 of them have seen prices rise.”

It’s early March 2017.  If you’re looking to buy or sell a home in one of the communities nearest Lackland AFB here’s what you need to know.

The inventory of available homes is slim and home sale prices are rising steeply.  It’s a seller’s market.

The average price per square foot for a 3 bedroom, 2 bathroom, 2 car garage resale home is approximately $100 and the average price for homes sold in the area within the last 3 months was $180,958.

The average price per square foot for a 3 bedroom, 2 bathroom, 2 car garage newly constructed home in the area was approximately $117 and the average price for homes sold in the area within the last 3 months was $202,779.

The average price per square foot for a resale 4 bedroom, 2 bathroom, 2 car garage resale home is approximately $82 and the average price for homes in the area that sold within the last 3 months was $200,866.

The average price per square foot for a 4 bedroom, 2 bathroom, 2 car garage home was approximately $100 and the average price for homes in the area that sold within the last 3 months was $216,893.

It’s October 2016, the traditional beginning of the seasonal cool down for San Antonio area home sales.  Until next February in the communities surrounding Lackland AFB and the city’s other military bases, the sales pace for both newly constructed and resale homes will be slower, listing and sales prices will likely decrease somewhat, and it should take a little longer to sell a home.

In the last six months, the average sold price for a 3 bedroom, 2 bath, 2 car garage resale home near Lackland AFB was $177,324 vs a list price of $178,491.  It took an average of 56 days to sell the average 3 bedroom resale home.  Obviously, it was a strong seller’s market and it’s projected to remain a strong seller’s market for the coming months.

The average newly constructed 3 bedroom, 2 bath, 2 car garage home near Lackland AFB,  sold for $205,484 vs a list price of $209,536.  It also took an average of 61 days to sell the average newly constructed  3 bedroom home

In the last six months, the average sold price for a 4 bedroom, 2 bath, 2 car garage resale home near Lackland AFB was $207,450 vs a list price of $209,917.  It took an average of 61 days to sell the average 4 bedroom resale home.  It was a strong seller’s market.

The average newly constructed 4 bedroom, 2 bath, 2 car garage home near Lackland AFB,  sold for $223,727 vs a list price of $226,847.  It  took an average of 69 days to sell the average newly constructed 4 bedroom home.

December 2014 Homes For Sale Report For Randolph AFB & Lackland AFB

If you are looking to buy or sell a home near Randolph AFB or Lackland AFB in December 2014 and or in early 2015, here is important information that you should this.

The opening of this year’s Christmas season sees the end of the second most active home sales market in San Antonio’s history.

Usually, our fall and early winter residential realty market is the low season for home sales in-and-around San Antonio’s military bases, however this year the market is projected to remain unseasonably strong through the end of the year and into the early months of next year.

Although there are many factors contributing to this year’s exceptionally strong home sales market in west San Antonio near Lackland and northeast San Antonio near Randolph,  the prime reason is the economic boom fueled by the nearby still developing  south Texas Eagle Ford shale oil and gas fields.  Other factors are San Antonio’s  diverse educational, financial, national security, and service sectors and the many businesses relocating to, or expanding in, San Antonio and the nearby  towns of Blanco, Boerne, Seguin, Floresville, and La Vernia.

For its active and retired uniformed service families, San Antonio remains a very affordable place to own a home.  According to an article at sanantoniohomequest.com, “… a recent analysis by HSH.com – a leading publisher of mortgage and consumer loan information – shows San Antonio offers the most affordable large metropolitan area home sales market in Texas.   Using data from the National Association of Realtors, HSH.com found that an average home buyer making $46, 231.29 should qualify to purchase a median priced San Antonio home for $ 186,400.”

What does this mean for San Antonio’s active and retired uniformed services home buyers and sellers for this month and the coming January through March 2015 sales season?

Because resale home sales are significantly outpacing new listings, there will be a shortage of  homes for sale near the military bases until late winter into early spring.

The best prepared resale homes will sell quickly.

Home listing and sales prices will increase at a modest pace.

The market will strongly favor sellers.

There will be a shortage of newly constructed inventory homes in the new home subdivisions near the bases.  Consequently, buyers should expect to contract for a home to be built or under construction but not completed.

According to sanantoniohomequest.com, “Buyers with good credit can take heart in knowing that mortgage interest rates are expected to remain low in the short term and, considering the affordability of San Antonio homes, it’s still possible to buy a quality San Antonio area home for a reasonable price compared to a similar home in the nation’s other large metropolitan area markets.”

In the last 6 months, the average 3 bedroom/2 or more bath newly constructed home near Lackland AFB was listed for $206,476 and sold for $199,642.

4 BEDROOM HOME SALES NEAR LACKLAND AFB

In the last 6 months, the average 4 bedroom/2 or more bath resale home near Lackland AFB, built from 2006 to 2013, was listed for $195,578 and sold for $192,215.

In the last 6 months, the average 4 bedroom/2 bath newly constructed home near Lackland AFB was listed for $219,365 and sold for $214,089.
