<p>There are currently 3,377 active listings and 932 total sales in the <strong>Colorado Springs</strong> for the month of April.  The number of active listings is about the same over one year ago with the number of sales up 26%. The inventory for April is down to 3.6 months making this a very competitive market for buyers.  With the low inventory we are seeing new construction taking off because buyers are having trouble finding suitable resale properties. Over the years I have discovered that there are so many areas of our lives that are impacted by frequent moves &#8211; even ones you wouldn&#8217;t normally consider. When we moved from Fort Sill, Oklahoma to Presidio of Monterey in California we discovered that our French Bulldog Bubba was prone to anxiety attacks while travelling. He would get carsick and woozy and begin to hyperventilate. My husband, needless to say, was thrilled when Bubba had to sit on his lap through New Mexico and Arizona in the middle of summer with the window open!</p>
<p>Since that time, we have PCS&#8217;d twice more with pets. If I had known then what I know now, I would have done the following:</p>
<ol>
<li>Make sure all shots are up to date and keep copies of EVERYTHING with the records you are travelling with</li>
<li>Check if your pets need to be licensed at your new place of residence</li>
<li>Micro-chip! Pets have been known to wander off  and get lost when they are enroute or at the new location. And don&#8217;t forget to update your contact information.</li>
<li>Find a good kennel and vet in your new town. Word of mouth is the best way to identify these. Feel free to drop me a comment if you want to know more about those in my area.</li>
<li>Get pet prozac if you think they&#8217;ll need it! You can take the edge off your pet&#8217;s anxiety with a quick trip to the vet for a prescription.</li>
<li>Be sure you plan your route carefully &#8211; stay in pet friendly hotels. This one is a biggie because not all base lodging allowed pets when we made our trek cross-country. <a title="Pet Friendly Hotels" href="http://www.petside.com/article/top-5-pet-friendly-budget-hotel-chains" target="_blank">Here is a helpful link</a></li>

<p>Those are my top six! In addition are the obvious &#8211; enough food for travel, water bowls &amp; bottled water, &amp; don&#8217;t forget their leashes! Happy Traveling!</p>

<p>So, what does the future hold as San Antonio enters its most active military PCS and residential sales season?</p>
<p>The following market indicators might hold the answer in that they all trend toward higher home prices,  quicker sales, and keen competition for the best listings.</p>
<p>Here are the specifics for homes currently on the market the first week of May 2013:</p>
<p>available inventory is down 12.94% (9003 vs 10341),</p>
<p>average list price is up 8.78% ($308,230 vs $283,339),</p>
<p>average cumulative days on the market is down 8.6% (149 vs 172),</p>
<p>homes under contract are up 12.55% (2726 vs 2422).</p>
<p>For the most recent home sales -</p>
<p>average sales price is up 5% ($202,955 vs $193,287),</p>
<p>average cumulative days on the market is down 17.52% (113 vs 137).</p>
<p>There&#8217;s only a 5.3 months supply of newly constructed and resale homes on the market and the best homes are selling very quickly, with many receiving multiple simultaneous offers.</p>
<p>It&#8217;s easy to see why San Antonio&#8217;s realty market is so active this month.</p>
<p>San Antonio and most of south Texas is economically and demographically healthy,  mortage interest rates are very low, the area is attracting many new businesses, and the nearby Eagle Ford shale oil fields are bringing new money and manpower into the region.</p>
<p>The bottom line is this.  Although the news is exceptionally positive for  San Antonio&#8217;s Air Force home sellers , it&#8217;s still favorable for relocating  Air Force home buyers because, despite the recent price increases, San Antonio homes in the communities nearest San Antonio&#8217;s Air Force bases are still very affordable.</p>

<p>In a recent article in the <em>San Antonio Business Journal</em>, Mike Thomas reports &#8220;Oil production in the Eagle Ford Shale was up 74 percent in February compared to one year ago to set an all-time high.&#8221;</p>
<p>San Antonio&#8217;s  Lackland and Randolph Air Force Bases are close enough to the Eagle Ford Shale  oil fields to feel the economic impact of what is fast becoming one of North America&#8217;s major oil finds.</p>
