RATES ARE TRENDING UP! 

We’ve seen a bit of a roller coster to rates over the past week, and we’ve seen rates improve.  However, the technicals show us that we will probably see some of those gains disappear, and may see rates go up somewhere from .125% to .250% over the upcoming week or two.

This April 2012 San Antonio Air Force and Fort Sam Houston base area realty market report is brief and to the point. There’s no reason to elaborate. The facts speak for themselves.

In just a few weeks time, San Antonio was recognized and publicized by some of the country’s most highly regarded realty and economic analysts as one of the Nation’s top 10 post-great-recession metropolitan areas.

Our economic, job growth, and demographic strengths have impacted remarkably on this spring’s residential realty activity. The number of folks looking for a place to live is way up and the inventory of single family detached homes-for-sale properties is way down. In some areas in-and-around Randolph, Lackland Air Force Base, Medina Base Annex, Camp Bullis and Fort Sam Houston , the best listings are going under contract within just a few days of reaching the market.

Consequently, we are on the edge of having a strong seller’s market for the first time since 2006.

Does this mean local buyers should despair of finding a quality affordably priced San Antonio area home? Absolutely not!

As opposed to most of the country’s other large metropolitan realty markets, San Antonio real estate is known for its price moderation and insulation from wild price spikes and dips.

Consequently, home buyers and sellers can be confident that, although our market is big (after all - it’s TEXAS) and active (this year - like a rodeo), it’s unique for its moderation and reasonableness.

So, no one should be sitting on the fence just watching our beautiful South Texas flowers bloom.

Right now, San Antonio area home sellers should be consulting with listing agents about the best ways and means to get their properties on the market.

Prospective home buyers should be engaging residential realty buyer agents to use their expertise to help them find quality listings and get the best price, terms, and conditions for their residential real estate investment.

Mortgage Update

FHA to boost cost of mortgage fee.  The upfront mortgage insurance premium (MIP) will increase by 75 basis points.  It will only apply to new 30 year single family FHA loans.  It will increase the payment on a typical $150,000 loan by $5 per month.  Goes into effect April 1, 2012.

The signs of springtime are abundantly evident all around the Alamo City’s Air Force bases. Flowers are blooming, birds are singing, and the residential real estate market is going CRAZY!

It’s easy to see why. The area’s economic foundation is exceptionally strong as evidenced recently by San Antonio being ranked by the Bureau of Labor Statistics as being among the top 10 metros with the greatest projected job growth through 2020.

It’s a fact. Texas is currently the Nation’s leading economic powerhouse and San Antonio and South Texas are a major contributor to the state’s economy, growth, and stability. The area’s oil and natural gas fields, health care industry, Air Force and Army complexes, tourist attractions, commercial activities, and service sector are generating historically high demographic and economic growth for the Alamo City and surrounding communities.

A vibrant economy drives home sales. Entering March 2012, average San Antonio area residential list prices are up 6.7% over March 2011, pending sales are up 10.81% and the latest closing prices are up 1.39%.

Remarkably, the homes-for-sale inventory is down 13.15% - the lowest March inventory since 2006. With only a 6.5 months inventory on hand, the home sales market is roughly balanced, offering a negotiation advantage to neither buyer nor seller.
