Hello Everyone…………….Here are the real estate market statistics for September in Rapid City, Ellsworth AFB, Central Black Hills and the Piedmont and Black Hawk areas of the Black Hills.

RAPID CITY, South Dakota -  During the month of September, 2007 there were 49 new residential listings in and around the Rapid City area. The total # of homes for sale is 332 which reflects single family homes only. And 49 homes have sold or are under contract. Avg. price of a home in the Black Hills since the last report is $183,894 with an average of 69 days on the market. Sellers have been receiving 98.73% of their asking price.

Ellsworth AFB, South Dakota - During the month of September, 2007 there were 13 new residential listings in and around the Ellsworth AFB/Box Elder area. The total # of homes for sale is 73 which reflects single family homes only. And 14 homes have sold or are under contract. Avg. price of a home in the Black Hills since the last report is $183,894 with an average of 69 days on the market. Sellers have been receiving 98.73% of their asking price.
Central Black Hills, South Dakota - During the month of September, 2007 there were 6 new residential listings in and around the Hill City area. The total # of homes for sale is 38. And 2 homes have sold or are under contract. Avg. price of a home in the Black Hills since the last report is $183,894 with an average of 69 days on the market. Sellers have been receiving 98.73% of their asking price.

Black Hawk & Piedmont Valley, South Dakota - During the month of September, 2007 there were 24 new residential listings in and around the Black Hawk and Piedmont area. The total # of homes for sale is 113. And 13 homes have sold or are under contract. Avg. price of a single family home in the Black Hills since the last report is $183,894 with an average of 69 days on the market. Sellers have been receiving 98.73% of their asking price.

Cabella’s Outfitting Retail Center coming to Rapid City and Ellsworth AFB area.

The city of Rapid City just voted Tuesday on allowing Cabella’s Retail Center to come to the Black Hills.  It will be located between Rapid City and Ellsworth AFB.

Some information from their website:

Home sales buck the National Trend in the Black Hills of South Dakota

Hello everyone,

Just got the statistics for our area of the Black Hills in South Dakota.  It appears that home sales are continuing to rise as well as the price of homes. To the beat of about 4%.  Are we in a buyers market?  Yes.  Lots of inventory to choose from and buyers are not as numerous as they have been.

But our area is turning into a destination for retirees, 2nd home buyers, and vacation home buyers.  We don’t have much industry here in the Black Hills, so not alot of high paying jobs, though we have our share of decent paying jobs. 

Baby boomers are buying 2nd homes and living in the Black Hills 5 or 6 months a year and then go back to their main home, usually in the southern states.  Folks who have visited here in their youth are coming back to retire here.  Ellsworth Air Force Base personnel who were stationed here and then left are coming back to live here.  Many even request to be stationed here again after leaving.

During the month of August, 2007 there were 17 new residential listings in and around the Ellsworth AFB/Box Elder area. The total # of homes for sale is 81 which reflects single family homes only. And 10 homes have sold or are under contract. Avg. price of a home in the Black Hills since the last report is $188,828 with an average of 68 days on the market. Sellers have been receiving 97.98% of their asking price.

Ellsworth AFB Personnel Moving to the Black Hills - Lots to look forward to.

Hello Everyone,

If you are an airman being transferred to Ellsworth Air Force Base in the Black Hills of South Dakota or know of someone who is going to be stationed here there is ALOT TO LOOK FORWARD TO in our area.

douglas school, ellsworth afb, box elder south dakotaFirst of all we have some really great Schools here.  The AFB is located in Pennington County in Box Elder, which is just 5 miles from Rapid City and has one of the highest rated schools in the state.  This school is the Douglas School System with elementary to high school facilities.  I have had clients that wanted to move out of Rapid City and into Box Elder just so their kids can go to school at Douglas.

You will enjoy the hunting the state has to offer, if you are into that sort of thing.  South Dakota is the Pheasant Capitol of the World, but you can also enjoy deer, elk, ducks, grouse, prairie dogs and many others.  Hunting is a year-round sport in South Dakota. Hunters have access to nearly 5 million acres of public land. Upland game, waterfowl, small game and big game dominate the fall hunting seasons. Predator hunting fills the winter months, while spring signals the start of turkey hunting and the second season for light geese.

We have two ski slopes near Lead and Deadwood.  They provide tons of fun if you enjoy downhill skiing.  From bunny slopes to black diamond runs.  If you are more into snowmobiling we have that too. Snowmobiling has really come of age in the Black Hills with the development of a 350-mile network of marked, mapped and groomed snowmobile trails. Although snowmobiling is permitted on most parts of the 1.2 million acre Black Hills National Forest, the trail system has elevated the Black Hills into national prominence as one of the nation’s top snowmobiling destinations.

Next to the ski slopes is the city of Deadwood .   Perhaps you have been watching the HBO tv series or rented the DVD’s but Deadwood is a fantastic place to eat, enjoy music, gamble or just have family fun.  The entire city of Deadwood is a national historic landmark. In Deadwood you can ponder the truth at the foot of Wild Bill’s grave in Mount Moriah cemetery, tour the Adams House, pan for gold in the Broken Boot Mine, choose from various guided tours, or take a self-guided walking tour into the past that puts the Wild West into perspective.

    BAH Guide - How much home you can buy - Ellsworth AFB, South Dakota

    Here is a guide to how much home you would qualify for based strictly off of known Rapid City, South Dakota BAH.  There is also an idea of how much home you could afford if you were to pay just an extra $100/month above your BAH.  These figures are based off of a 30 year, 6.5%  interest fixed mortgage. 

    This guide is meant only to provide an idea of what to expect when you relocate to Rapid City, South Dakota and Ellsworth AFB.  Of course, you may qualify for a higher or lower interest rate and/or a lower or higher priced home - depending on current interest rates, your personal credit and which loan you decide to choose.

    Helping a Fellow VET

    Hello everyone,

    Today I worked 2 hours at the office and 6 hours helping a friend. He is ex-military and was in dire straits.   His trailer home was totalled by softball (not baseball) sized hail a couple of weeks ago.  His car was totalled, the trailer was totalled, water was pouring in during the storm through his light fixtures.  Everything was wet, moldy, stinky……..it was a nightmare.

    Five of us (including 2 airmen from Ellsworth AFB) met him at his home with our pickup trucks and had all his possessions hauled to a storage unit.  He was so thankful and took us out to eat at a great steak house.  He couldn’t thank us enough for the hard work we had done which he could not have afforded to hire someone else to do.

    When I got back to my office at 7:30 PM I had 7 messages on my cell phone, 24 e-mail messages and several papers on my desk that need tending to.  But you know what?  I felt better today than if I would have sold a dozen homes.  You just can’t put a price on the feeling you get in helping other people.  Do I like my paychecks?   Heck yeah!   But helping a friend is a blessing and I was glad I could help.
