It’s August 2012 and it seems everything is unusually hot in-and-around San Antonio’s military bases including the climate, the area’s thriving economy and the Alamo City’s residential real estate market.
As recently reported locally and throughout the nation. San Antonio is one of the county’s leading cities for economic health, positive demographic trends, and long term growth.
So, is it any wonder that San Antonio is presently experiencing its most active real estate market in the last four years? Home sales are dramatically up, home values are returning to pre-recession levels, and the market has shifted to a balanced market favoring neither buyers nor sellers. And here’s something of note. Because the inventory of homes for sale is unusually low, some analysts believe conditions are trending toward a seller’s market for the entire San Antonio metro area and particularly the communities near the Air Force and Army military bases.
If the trend continues, home sellers can expect to receive offers close to their asking price and buyers can expect to encounter less seller flexibility and harder negotiations.
Historically, San Antonio’s realty sales high season ends in August, but, this year, it’s not at all certain that home buyers and sellers will see a cooler, more casual, and less aggressive fall realty market. Only time will tell, but, in light of this year’s exceptional activity, a longer residential sales high season is a distinct possibility for San Antonio.
