Fall 2007 home and land sales going strong in the Black Hills of So. Dak.

Hello everyone,

I was just thinking about the great Fall weather in our part of the USA.   I actually moved away from California and New Mexico because I missed the 4 seasons.  Well, the leaves are changing color, the air is getting nice and chilly and I am hoping for a nice long Autumn before the Winter settles in.

Here in the Black Hills, the “mountains” and the millions of pine trees make this part of South Dakota a regular “banana belt” where the snow may come, but it will be gone in 3 or 4 days, unlike the prairie part of the state where snow can stay for weeks and months.

Our real estate market stays strong in the Fall and Winter months as well.  Buyers continue to buy homes and land at a rate just under the Spring and Summer months.  This may be because of our mild Winters lately.  Little snow and abnormally warm temps, probably due to global warming. 

Come and experience the tranquil beauty of the Black Hills.  If you have never been here, you will enjoy it immensely.  If you are returning………….welcome back.

Average Days on Market (DOM): 84
This is UP from 83 day from July.

Average Sale Price (SP): $292,194
This is UP from $281,274 in July.

List Price to Sale Price Ratio (LP/SP): 97.09%

In September 2007:

  • 751 homes went on the market (PWR had the most new homes on the market at 81 homes)
  • 259 homes went under contract (N/E had the most homes go under contract at 29 homes)
  • 184 homes sold (F/V had the most homes sold at 24 homes)

October 2007 San Antonio Realty Market Report

Like the weather, San Antonio’s realty “hot season” typically ends in September.  Starting in October, falling leaves and falling temperatures will likely be accompanied by falling home sales and lower prices.   

This year’s sales are already trailing behind the 2006 record year. Nonetheless, while the available inventory of new and resale homes has risen rapidly, closed sale prices have remained remarkably steady.  Granted, the market for resale homes is sluggish as buyers take their time selecting from an unusually large active listings inventory.  A telling indicator of the market’s sluggishness is a recent 9.3% increase in expired and withdrawn listings.  

On the brighter side, while resale homes are selling at snail speed, new construction home sales are bunny brisk, spurred on by enticing carrots (buyer incentives) offered by the builders.  

Keep this in mind.  Driven by excellent job growth and low unemployment, San Antonio remains one of the strongest housing markets in the nation, and, home values continue to appreciate at a moderate, but steady, pace - a fact appreciated by both buyers and sellers.  

Although the fall and winter months ahead might test its resiliency, local analysts are confident that, barring unforeseen factors, San Antonio’s realty market will survive the expected seasonal cool down and come back strong in the spring.

active listings:   12333 - stable - neutral for buyers and sellers, except for new construction homes, where the advantage goes to the buyer  

average list price for most recent sales:  $195,103 - stable - neutral for buyers and sellers

average days on the market for most recent sales: 69 - increasing - good for buyers

Hello Everyone…………….Here are the real estate market statistics for September in Rapid City, Ellsworth AFB, Central Black Hills and the Piedmont and Black Hawk areas of the Black Hills.

RAPID CITY, South Dakota -  During the month of September, 2007 there were 49 new residential listings in and around the Rapid City area. The total # of homes for sale is 332 which reflects single family homes only. And 49 homes have sold or are under contract. Avg. price of a home in the Black Hills since the last report is $183,894 with an average of 69 days on the market. Sellers have been receiving 98.73% of their asking price.

Ellsworth AFB, South Dakota - During the month of September, 2007 there were 13 new residential listings in and around the Ellsworth AFB/Box Elder area. The total # of homes for sale is 73 which reflects single family homes only. And 14 homes have sold or are under contract. Avg. price of a home in the Black Hills since the last report is $183,894 with an average of 69 days on the market. Sellers have been receiving 98.73% of their asking price.
Central Black Hills, South Dakota - During the month of September, 2007 there were 6 new residential listings in and around the Hill City area. The total # of homes for sale is 38. And 2 homes have sold or are under contract. Avg. price of a home in the Black Hills since the last report is $183,894 with an average of 69 days on the market. Sellers have been receiving 98.73% of their asking price.

Black Hawk & Piedmont Valley, South Dakota - During the month of September, 2007 there were 24 new residential listings in and around the Black Hawk and Piedmont area. The total # of homes for sale is 113. And 13 homes have sold or are under contract.
