A Big Thank You

I have only been involved with blogs during the past few months. Is this the best thing in the world or what? I have heard for a couple of years, at least, that blogs were the “cat’s meow” and now I totally agree.
I have learned more in this blog and hearing from other professionals than I have in all the required courses I take to keep my real estate license up to date. The best thing is the day-to-day applications that these blogs refer to. Real stuff that is happening to real people right now. I look forward to reading and commenting to other’s blogs every night, while I am watching some mindless tv show. To me, these blogs are like reading the local newspaper. It isn’t about local events in my community where I live, but it is DEFINATELY about local events in my cyberspace real estate and Air Force community.
So, a huge thank you for everyone that reads my blogs, everyone that writes blogs and to the networks that started these blogs. A thousand blessings on you all.

Rapid City is a city located in the western part of South Dakota and is the second largest city in the state of South Dakota after Sioux Falls. Set against the eastern slope of the Black Hills, Rapid City is in the county of PenningtonGR6 USA. The 2005 census estimated population of Rapid City was 62,167 with a metro area of 138,763[1]. As of 2007, the city is estimated at over 70,000 inhabitants. Rapid City is known as the Gateway to the Black Hills of South Dakota and the primary city in the metro of 138,763. The city is divided by a small mountain range that splits the western and eastern parts of the city into two. Rapid City is named after the Rapid Creek on which the city is established.

Hello Everyone,
Yesterday (Sunday) was a first for me. I showed a young couple 6 homes for sale in the $90,000 to $129,900 price range. My kind of client. They live in an apartment and are very excited to move into their own home. After the 3rd home viewing, we came to this intersection where a lady was standing on the corner and a dog’s head was sticking out of a sewer drain. It couldn’t squeeze through the opening.
So I stopped and my clients following me in their car stopped and about 2 other cars pulled over as well. My client was from Ellsworth AFB and so was one of the guys that stopped to help. We got the steel plate off the sewer opening on the corner. But then the dog disappeared and went to another drain tunnel. We called for him, but he wouldn’t come back. Finally, however he did. We got him out of the sewer and water culvert, called the number on his tag and delivered him to his owners. The owners said the dog’s name is “Montana”.
Then we were once again on our merry way to look at the other three homes. I believe in Karma and felt great doing this good deed. After all of this I went to the Central States Fair here in Rapid City, South Dakota and saw Joe Diffie and Collin Raye perform.
What a GREAT day. Thank you to the airmen that helped. What a great asset to the Air Base both of these men are.

Ellsworth AFB to host Retiree Appreciation Day

ELLSWORTH AIR FORCE BASE, S.D. – The local military retiree population and their families are invited to Ellsworth’s Military Retiree Appreciation Day Sept. 18. Invitees are invited to visit the base from 9 a.m. to 2 p.m. and partake in various activities from an information fair to lunch to a static B-1 display.
Representatives from off- and on-base organizations will be on hand, from both 9 to 11 a.m. and 1 to 2 p.m. in Dakota’s main lobby, to discuss various estate planning tools, offer legal assistance, brief financial health, help update personal information in the Defense Enrollment Eligibility Reporting System and showcase the wide-variety of services available to military retirees on base. Organizations that will be present include but are not limited to: TRICARE, 28th Bomb Wing Legal Office, 28th Services Squadron, Veterans’ Administration and the 28th Mission Support Group Causality Affairs Office.
A buffet luncheon will be held at Dakota’s from 11 a.m. to 1 p.m. and feature Col. Scott Vander Hamm, 28th Bomb Wing commander, as the guest speaker. Cost is $7 for club members and $9 for non-members; the entrée is chicken-fried steak. During the luncheon the Army and Air Force Exchange Service will give away one, $100 gift card; winner must be present at the luncheon to claim their prize. Invitees should fill out an entry form, which will be provided by the Ellsworth Retiree Activities Office, at the beginning of the luncheon to enter.
Additionally, during the day retirees and their families will have the opportunity to tour a static display of the B-1 bomber transportation will leave the Dakota’s parking lot at 10 a.m. and 1 p.m. Each tour will last approximately one hour.
Members from the Ellsworth Honor Guard Silent Drill Team will give two demonstrations in the Dakota’s parking lot at 9:30 a.m. and 10:30 a.m. Members of the 28th Security Forces Squadron will also showcase their mission and equipment at 10 a.m. with a short baton demonstration in the Dakota’s parking lot.
Throughout the day, both the base AAFES and the commissary will offer various specials and sale opportunities at their facilities.

Don’t Be Discouraged By the Mortgage Mess

If the mortgage industry bad news has you bewitched, bothered and bewildered, don’t be discouraged.
If you are an active duty military member and entitled to a guaranteed housing allowance, you should be much better off than the average buyer when the time comes to negotiate your mortgage loan (assuming you haven’t messed up your credit).
Here’s some advice from Pam O’Bryant, Partner, The O’Bryant Team, San Antonio. She specializes in mortgage loans for military affiliated families.
Sellers:If you’re planning on selling your home, be prepared for an even smaller pool of qualified buyers. While some experts predict a settling of this credit crisis over the coming year, tightened credit guidelines and diminishing mortgage products could knock out as many as 15%-30% of potential qualified buyers. Now is not the time to sit and wait for the best possible price. Have a serious talk with your Real Estate Agent. Having experienced buying/selling transactions in your area, he or she can help you price your home accordingly. He or she can also help ensure that your buyers are pre-approved and stay pre-approved throughout the entire transaction.
Buyers:Get pre-approved by your mortgage professional. While there are a lot of great deals out there, getting credit is becoming tougher and tougher, and it’s taking longer and longer to complete a transaction. Remember, what you qualify for today could change tomorrow in a volatile market. For those looking to refinance, keep this in mind. There is no time to delay! Communicate with your lender. Don’t do anything that could negatively affect your credit, and make sure you get all your documentation in on time.
Borrowers with less-than-perfect credit: Each week it seems lenders are shedding more and more mortgage products. Many lenders have stopped offering No-Doc loans and are reducing all forms of Stated-Income loans. While it might be challenging, borrowers with credit issues need to see a loan expert. Often they have credit repair resources and other strategies to help you reach your financial goals. Finally, don’t let the headlines get to you. While all looks bleak and scary now, there’s an important concept to embrace: all markets, while cyclical in nature, are self-correcting, be it credit, real estate, stocks, or bonds. For the last 6 or 7 years, real estate was booming and riding high. The correction we’re experiencing now – while it seems harsh and could get much worse – is, in a sense, “natural” and directly related to the extremely loose guidelines and perhaps overzealous lending and leveraging during the boom cycle.
